As used in these Building Regulations, "dwelling" means and includes all buildings which are used, designed or intended to be used as the home or residence of not more than three separate and distinct families. Such buildings are classified as follows:
(a) Division (a) includes all buildings for one family.
(b) Division (b) includes all buildings for two families living side by side.
(c) Division (c) includes all buildings for two families living one above the other.
(d) Division (d) includes that part of all buildings used by one family having another grade of occupancy either above or below or adjacent to the residential part of the buildings.

(a) No person shall erect any frame building of greater ground area than 2,500 square feet unless the interior is subdivided by fire walls into unit areas of 2,500 square feet or less.
(b) No nonfireproof building shall have living apartments above the second story unless two separate means of egress are provided.

(c) No nonfireproof building shall have living quarters above any other grade of occupancy unless two separate means of egress from the living quarters to the ground floor are provided or unless, besides one such means of egress, there is provided a door leading to the outside of the building and onto a porch not less than six feet by eight feet.
(d) No nonfireproof building shall have living quarters above any other grade of occupancy unless there is provided at least one separate means of egress, accessible to all suites, to the ground floor, which means of egress shall be completely of steel or reinforced concrete construction.

(a) For the purpose of securing proper light, ventilation and fire protection, yards shall be provided and maintained adjacent to and on the same lot with every dwelling erected, moved, raised or enlarged.
(b) Behind every such dwelling there shall be a rear yard the width of which measures from the extreme rear projection of the building towards the rear lot line and which shall not be less than one-half the height of such buildings.
(c) If two dwellings are built on a lot, one in the rear of the other, the space between the dwellings shall be the same width as a rear yard and shall be measured between the extreme rear projection of the front building and the extreme front projection of the rear building.
(d) No dwelling shall face on any yard, open way or street less than twenty feet wide, measured from the extreme front projection of such building to the lot line or opposite side of a public street or highway.
(e) No side yard shall be less than three feet wide or one-sixth the height of the adjacent wall. The sum of the side yards shall not be less than twelve feet.
(f) No yard other than a side or front yard shall be less than five feet wide or one-fourth the height of the highest adjacent wall or less than one and one-half times as long as its required minimum width.

The width of a yard or court is the shortest horizontal dimension thereof. The length of a yard or court is the shortest horizontal dimension measured at right angles to the width, both measurements in the clear of all projections.
