All required parking spaces shall be located as follows:
(a) The parking spaces required for residential buildings or uses shall be located on the same lot with the building or use served. The parking spaces required for any other building or use may be located on an area within 300 feet of such building, in R-3, B-1, B-2, OTB, LI, or I Districts, and two or more owners of buildings may join together in providing the required parking spaces. Where the required parking spaces are not located on the same lot with the building or use served, the use of the lot or tract upon which such parking spaces are provided shall be restricted by an instrument of record, describing the premises for which such parking is provided and assuring the retention of such parking as long as required by this Zoning Code.
(b) Parking spaces located in a front yard in any R-1 or R-2 District must not extend in front of the main living area. They should be located in front of the garage area, side yard area, or rear yard area.
(c) Parking in LI Districts is subject to the additional requirements contained in Section 1258.07.
(d) Parking for nonresidential uses in the B-1 and B-2 Districts shall be located as follows:
(1) No more than 25% of required off- street parking may be located in the front of the main building.
(2) All other off-street parking shall be located at the rear or side of the building.
(3) The minimum rear yard setback for parking areas that adjoin residential districts is 25 feet.
(e) Driveway considerations for B-1 and B-2 include:
(1) Shared driveways and interconnection of parking lots is encouraged.
(2) Driveways may be located in the rear setback area.
(3) Driveway curb cuts shall be limited to one per development site and, to the maximum extent feasible, the number of curb cuts shall be minimized by consolidation, shared driveways, or other means. For corner lots, one curb cut per street frontage is permitted.
