A Zoning Inspector, whose position is created by Council and filled through civil service, shall administer and enforce this Zoning Ordinance. The Zoning Inspector may be provided with the assistance of such other persons as are designated by Council and/or the Director of Public Service/Safety. (Ord. 147-2018. Passed 7-2-18.)
For the purpose of this Zoning Ordinance, the Zoning Inspector shall have the following duties:
(a) When a violation of this Zoning Ordinance is believed to have occurred or is occurring, the Zoning Inspector shall issue a notice of said alleged violation. Said notice may be issued to the property owner and/or agent and/or tenant of the property.
(b) Order discontinuances of illegal uses of land, buildings or structures;
(c) Order removal of illegal buildings or structures or illegal additions or structural alterations;
(d) Order discontinuance of any illegal work being done;
(e) Review all applications submitted for a zoning permit;
(f) Issue a zoning permit if the application and subsequent work is in conformance with the provision of the Zoning Ordinance. If the application and/or subsequent work is not in conformance with the provisions of this Zoning Ordinance, he shall inform the applicant of the reasons why the application and/or work does not comply. If the applicant refuses to make the necessary changes, the zoning permit shall be refused and/or revoked the reason for same clearly stated.
(g) Keep permanent records of all transactions, applications and permits issued or denied;
(h) Maintain an up-to-date copy of the Zoning Map and text with the necessary information as to the date and nature of changes made in the original Zoning Ordinance;
(i) Establish and maintain a complete and accurate record of all lawfully existing nonconforming uses in the community;
(j) Make such inspections as are necessary to carry out the enforcement of the Zoning Ordinance. (Ord. 147-2018. Passed 7-2-18.)
When any person, firm, corporation, or other entity shall desire or request any special services, records research, and/or records retrieval, including but not limited to official verification of Zoning Designation, a fee of fifty dollars ($50.00) shall be charged for the time consumed by the Zoning Inspector or other City of Canton employee furnishing the special service, records research and/or records retrieval.
