CHAPTER 1132
Applicability

1132.01    Regulations are minimum.

1132.02    Compliance.

1132.03    Yards and lots are minimum.

1132.04    Zoning upon annexation.

   This chapter shall apply to all properties in all zones. No building, structure or land shall hereafter be used or occupied, and no building or structure or part thereof shall be erected, constructed, reconstructed, moved or structurally altered unless in conformity with all of the regulations herein specified for the district in which it is located.

1132.01 REGULATIONS ARE MINIMUM.

   The regulations for each district set forth by this Zoning Ordinance shall be minimum regulations and shall apply uniformly to each class or kind of structure or land and particularly, except as hereinafter provided. (Ord. 147-2018. Passed 7-2-18.)

1132.02 COMPLIANCE.

   No building or other structure shall hereinafter be erected or altered:

   (a)   To provide for greater height or bulk;

   (b)   To accommodate or house a greater number of families;

   (c)   To occupy a greater percentage of lot area; or

   (d)   To have narrower or smaller rear yards, front yards, side yards or other open spaces; than herein required, or in any other manner contrary to the provisions of this Zoning Ordinance. (Ord. 147-2018. Passed 7-2-18.)

1132.03 YARDS AND LOTS ARE MINIMUM.

   No yard or lot existing at the time of passage of this Zoning Ordinance shall be reduced in dimension or area below the minimum requirements set forth herein.
