The purpose of the R-2A Zone classification is to provide areas for moderate density residential districts incorporating both single-family and two-family dwelling units in the West Ogden (bordered on the north by the Oregon Short Line north of 24th Street, to the west by the Oregon Short Line and I-15, to the south by the Oregon Short Line, and to the east by the Weber River) and the Jefferson (between 27th and 36th Street and between Washington Boulevard and Wall Avenue) areas.

B. Two-family dwellings.
C. Residential care facility for persons with a disability, in accordance with Section 15-13-15 of this Title.
D. Home occupation.
E. Household pets.
F. Accessory building and use customarily incidental to any permitted use.
G. Parking lot accessory to uses permitted in this Zone.
H. Agriculture.
I. Residential garage sales or yard sales.
J. Residential facilities for elderly persons (see Section 15-13-25 of this Title for facility requirements).

A. Church, synagogue or similar permanent building used for regular religious worship.
B. Educational institution.
C. Greenhouse, noncommercial only.
D. Group dwellings, in accordance with Chapter 10 of this Title.
E. Privately operated concession or amusement business in a public park.
F. Private park, playground or recreation area, but not including privately owned commercial business.
G. Public building, public park, recreation grounds and associated buildings.
H. Public utility substation or water storage reservoir developed by a public agency.
I. Temporary building and use incidental to construction work. Such building shall be removed upon the completion or abandonment of the construction work.
J. Zero lot line dwelling in existing subdivision, in accordance with Section 15-13-14 of this Title.
K. Planned residential unit development (PRUD), in accordance with Chapter 8 of this Title.

A. Minimum Lot Area:
1. Single-family dwelling, five thousand (5,000) square feet.
2. Two-family dwelling or other main building, seven thousand five hundred (7,500) square feet.
3. Zero lot line dwelling with common wall, four thousand (4,000) square feet.
4. Government subsidized housing with minimum forty (40) year contract, seven thousand five hundred (7,500) square feet for each building plus three thousand (3,000) square feet for each dwelling unit in excess of two (2) in each building.
5. Government subsidized elderly and/or handicapped housing with a minimum forty (40) year contract, seven thousand five hundred (7,500) square feet for each building plus one thousand (1,000) square feet for each building in excess of two (2) in each building.
B. Minimum Lot Width: Minimum lot width, sixty feet (60'); corner lots, seventy five feet (75').
C. Minimum Yard Setbacks:
1. Front: Front, twenty five feet (25'), except average where fifty percent (50%) frontage is developed, but no less than twenty feet (20'); corner lots shall have two (2) front yard setbacks.
2. Side:
a. Main building, six feet (6') with total width of two (2) side yards of no less than sixteen feet (16') for single-family dwelling or two-family dwelling, and twenty feet (20') for each side for other main building, plus an additional three feet (3') on each side yard for each foot dwelling or other main building is over twenty five feet (25') in height.
b. Accessory building, six feet (6') except one foot (1') if located at least six feet (6') in rear of main building but no closer than six feet (6') to dwelling on adjacent lot.
3. Rear:
a. Main building, thirty feet (30').
b. Accessory, one foot (1'), except six feet (6') where accessory building rear on side yard of adjacent corner lot.
D. Building Height:
1. Minimum, one story.
2. Maximum, thirty five feet (35').
E. Lot Coverage: No accessory building or group of accessory buildings shall cover more than twenty five percent (25%) of the rear yard area.
