4-1-14: INSPECTION BEFORE LATHING:
All builders or owners of buildings or structures being constructed under this chapter shall notify the building inspector and the electrical inspector twenty four (24) hours prior to lathing said building or structure and both the building inspector and electrical inspector shall make an inspection of said building or structure at least twenty four (24) hours after said notice and prior to the lathing of said building or structure. 4-1-15: STORE BUILDINGS AND BUSINESS HOUSES:
No person shall hereafter locate, build, construct, or alter any filling station or public garage within two hundred feet (200') of any public theater, school, or church building. No person shall hereafter locate, build, construct, or alter any store building or business house, including filling stations and public garages, on any lot in the village where two-thirds (2/3) of the unimproved property measured by frontage is used exclusively for residential purposes within a distance of two hundred feet (200') on both sides of the street adjacent to the lot on which it is proposed to erect or alter such building, without first obtaining the written consent of the majority of the property owners, measured by frontage, and including both improved and unimproved property within said distance of two hundred feet (200') on both sides of the street adjacent to said lot on which said building is to be erected, located or altered. Any such application shall be referred to the zoning board for examination by them, and no such consent shall be deemed to change, vary or alter any of the provisions of the zoning provisions of this village, unless properly pursuant under the provisions of said zoning title for such variance, should a variance be in order. 4-1-16: GARAGE HOUSES:
Any garage that is to be used for living quarters shall be built with garage doors and cement or concrete floors. Such garage shall be located not less than fifty feet (50') from the street line, and when such lot is a corner lot, such garage shall be not less than twenty five feet (25') from the side street line. No such building shall be used for living quarters for more than one year from the date of completion of such garage house, as evidenced by the records of the building inspector. 4-1-17: STREET LINE:
A "street line" is hereby defined as a division line between a lot, tract or parcel of land and a contiguous public street, including in such street all property dedicated for street purposes, or subject to public easement. (Ord. 267, 9-27-1961)
4-1-18: SIDE YARDS:
A "side yard" is defined to be an unoccupied space on the same lot with a building, between the building and the side line of the lot and extending from the front to the rear of the lot line. (Ord. 267, 9-27-1961)
4-1-19: BUILDING LINES:
There shall be a side yard on each side of every residence or dwelling, which said yard on each side shall have a width of not less than ten percent (10%) of the total width of the lot, up to and including lots forty feet (40') wide.
Where a residence or dwelling is to be constructed on a lot over forty feet (40') wide, or on two (2) or more lots totaling over forty feet (40') frontage, the said yard shall be not less than four feet (4') on each side, excepting corner lots, where the street side shall in all cases be at least ten feet (10'). Garages and outbuildings in residence districts must not be placed closer than five feet (5') to any side or rear lot line. All accessory buildings, shall not be closer than ten feet (10') to the dwelling. In construction where garages are attached to the building, a firewall with masonite or five-eighths inch (5/8") drywall shall be used with suitable fire stops. (Ord. 482-N, 12-13-1995)
