§ 25.05 REVIEW AND APPROVAL STANDARDS.
   In considering any application for approval of a plan, the and shall make their determinations on the basis of the standards for approval set forth in § 29.04, as well as the following standards and requirements:
   A.   Conformance with the concept. The overall design and all uses proposed in connection with a shall be consistent with and promote the intent of the concept, as well as with specific project design standards set forth herein.
   B.   Compatibility with adjacent uses. The proposed shall set forth specifications with respect to height, , , parking, circulation, , views, and other design and layout features which exhibit due regard for the relationship of the to surrounding properties and the uses thereon. In determining whether this requirement has been met, consideration shall be given to:
       1.   The , placement, and materials of construction of proposed .
      2.   The location and screening of vehicular circulation and parking areas in relation to surrounding .
      3.   The location and screening of , outdoor activity or work areas, and mechanical equipment in relation to surrounding .
      4.   The hours of operation of the proposed uses.
      5.   The provision of and other site amenities.
   C.   Public services. The proposed shall not exceed the capacity of existing and available public services, including but not necessarily limited to utilities, public , police and fire protection services, and educational services, unless the proposal contains an acceptable plan for providing necessary services or evidence that such services will be available by the time the is completed.
   D.   Impact of traffic. The shall be designed to minimize the impact of traffic generated by the proposed on surrounding uses. In determining whether this requirement has been met, consideration shall be given to:
      1.   Access to major .
      2.   Estimated traffic to be generated by the proposed and the potential increase in traffic congestion.
      3.   Proximity and relation to intersections.
      4.   Adequacy of driver site distances.
      5.   Location of and access to off-street parking.
      6.   Required vehicular turning movements.
      7.   Provisions for pedestrian traffic.
      8.   Proposals to alleviate traffic congestion, traffic safety concerns, and other traffic impacts.
   E.    Protection of natural environment. The proposed shall be protective of the natural environment, and shall be in compliance with all applicable environmental protection laws and regulations.
   F.   Compatibility with the . The proposed shall be consistent with the general principles and objectives of the adopted Township .
   G.   Compliance with applicable regulations. The proposed shall be in compliance with all applicable federal, state, and local laws and regulations, including but not necessarily limited to standards as noted in § 29.03 and applicable general provisions in Article 2.00 of the Zoning Ordinance.
