"Toxic or noxious substance" means any solid, liquid or gaseous matter including, but not limited to, gas, vapor, dust, fumes and mist containing properties which by chemical means are inherently harmful and likely to destroy life and impair health, or are capable of causing injury to the well being of persons or damage to property.

"Truck terminal" means a premises which is used for the loading and unloading of trucks upon which the storage of cargo is incidental to the primary function of motor freight shipment or shipment point, and which is designed to accommodate the simultaneous loading or unloading of two (2) or more trucks.

"Accessory use" means the use subordinate to the principal use of a building on the same lot and serving a purpose naturally and normally incidental to such principal use of a building, provided any such use was begun at the same time or after the construction of the principal building.

"Variance" means a modification of the strict terms of the relevant regulations where such modification will not be contrary to the public health, safety, or welfare and where, owing to conditions peculiar to the property and not the result of the action of the applicant, a literal enforcement of such regulations would result in unnecessary and undue hardship.
