§ 160.005 APPLICABILITY TO EXISTING REGULATIONS.
   (A)   To avoid undue hardships on planned developments, all unexpired, valid building permits, plats and requests for zoning changes which have been granted conditional approval by the City Commission, but not yet been approved by ordinance, and were duly filed prior to the enactment of this chapter, shall be processed under procedures therein established, and shall be evaluated and approved or disapproved under the standards and requirements contained in such regulations, notwithstanding the adoption of this chapter.
   (B)   Those plats of property which were located within Texas City limits and complete with all improvements and duly filed prior to January 1, 1998, shall only be exempt from meeting any new or more restrictive lot width, depth or square footage requirements. Site plans which were reviewed and approved by the Zoning Commission and the City Commission prior to the adoption of this chapter, shall be exempt from meeting any new requirements established by this chapter for one year after the adoption of this chapter.
