SUBDIVISIONS
Subdivision Requirements 1
Any person subdividing lands, blocks, lots or sublots, or any part thereof, located in the Village, shall make a map or plat of such subdivision, and before recording the same in the Recorder's office of Cook County, as provided by law, shall submit the same to the Director of Public Works and the Director of Community Development for their examination who, if they shall approve the same, shall so certify. The map or plat shall not be valid or effective as far as the interests of the Village are concerned until it shall have been approved by the Board of Trustees.
Any person subdividing lands, blocks, lots, sublots or parcels of land, or any part thereof, shall, in the plat thereof, comply with the following rules, regulations and conditions:
A. Streets. Each street in the proposed new subdivision shall be continuous with the established street, if any, near to or contiguous thereto and running in the same direction: i.e. Each new street shall be a projection of an established street, if any, in the Village, whether the established street immediately adjoins a given street in the proposed new subdivision or is interrupted before it reaches the new street which is to be a projection of the established street. The width of each street in the proposed new subdivision shall be not less than sixty six feet (66') or more than one hundred feet (100'). (1981 Code)
B. Lots and Blocks. Lots and blocks shall be shown on the plat submitted and the required width of each lot for the respective use district shall be as set forth in the Zoning Ordinance of the Village. (Ord. 1982-0-65, 11-15-82)
C. Occupation of Land by Buildings. No land shall become occupied by a building and accessory buildings except in accordance with the subdivision plat submitted and approved by the Board of Trustees.
