§ 155.0505 MINIMUM DWELLING AREAS.
   No single dwelling shall have a living area of less than 1,600 square feet of gross floor areas exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.

SF-2 SINGLE-FAMILY RESIDENTIAL DISTRICT
§ 155.0601 PURPOSE.
   This District is established to provide areas for single-family homes on individual lots and to provide for accessory and nonresidential uses that complement single-family residential neighborhoods and to discourage incompatible nonresidential uses in single-family residential neighborhoods.

§ 155.0602 PERMITTED USES.
   A building or lot within an SF-2 Single-Family Residential District shall be used only for the following purposes:
   (A)   Single-family dwellings.
   (B)   Home occupations as set forth in § 155.1914.
   (C)   Child care home operated with one to six children as set forth in § 155.1915.
   (D)   Private and public schools for grades K-12.
   (E)   Private and public parks.
   (F)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission.
   (G)   Accessory structures and uses incidental to the above uses.

§ 155.0603 CONDITIONAL USES.
   The following uses may be approved in accordance with §§ 155.1801 through 155.1803:
   (A)   Outdoor and indoor noncommercial recreation facilities.
   (B)   Churches or places of religious worship.
   (C)   Public buildings and uses such as libraries and museums.
   (D)   Child care home operated with 7 to 12 children as set forth in § 155.1915.
   (E)   Bed and breakfasts.
   (F)   Two-family dwellings.
   (G)   One-family dwellings designed with one zero lot line.

§ 155.0604 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE
   Required minimum lot and yard sizes and maximum lot coverages are set forth in §§ 155.1701 through 155.1701.

§ 155.0605 MINIMUM DWELLING AREAS.
   (A)   Single-family dwellings. For single-family dwellings, no dwelling shall have a living area of less than 1,000 square feet of gross floor areas, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
   (B)   Two-family dwellings. For two-family dwellings, each dwelling unit must contain at a minimum a bathroom and contain living quarters with at least 800 square feet, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.

RM RESIDENTIAL/MEDICAL DISTRICT
§ 155.0701 PURPOSE.
   This District is established to provide areas for single-family homes on individual lots and to provide for accessory and nonresidential uses that complement single-family residential neighborhoods. In addition, this District is to provide suitable locations for hospitals, medical clinics, medical laboratories, and professional offices.
