§ 155.0705 MINIMUM DWELLING AREAS.
   (A)   Single-family dwellings. For single-family dwellings, no dwelling shall have a living area of less than 1,000 square feet of gross floor areas, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
   (B)   Two-family dwellings. For two-family dwellings, each dwelling unit must contain at a minimum a bathroom and contain living quarters with at least 800 square feet, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.

§ 155.0706 MAXIMUM BUILDING SIZES AND DEVELOPMENT STANDARDS FOR MEDICAL CLINIC/PROFESSIONAL OFFICES AND HOSPITALS.
   (A)   Medical clinics/professional offices. When a medical clinic or professional office is located on a lot with frontage on Clark Street, there is no maximum size of the principle structure provided all other setbacks and lot coverage requirements are met. When a medical clinic or professional office is not located on a lot with frontage on Clark Street, the maximum size of the principal structure shall not exceed 75,000 square feet.
   (B)   Hospital. An existing hospital facility may expand without limitation on the size of the principal structure, provided such expansion shares a common wall with an existing structure and all other setbacks and lot coverage requirements are met.

§ 155.0707 SITE PLAN REVIEW.
   Pursuant to § 155.2201, a site plan may be required. In addition to all other requirements contained in §§ 155.2201 through 155.2204, the following additional requirement shall apply:
   (A)   Architectural standards. All principal structures subject to site plan review requirements shall conform to the surrounding architectural character of the area. Elements that define surrounding architectural character include roof and window types, construction materials, architectural styles, colors, and ancillary elements such as landscaping and fences.
   (B)   Access. Any hospital, medical clinic, medical laboratories, professional offices, and any other use permitted in a Residential/Medical District shall not have access to North 14th Street and shall be constructed in such a manner so as to maintain the residential quality of the Edgeworth Addition, including but not limited to the use of green space, landscaping, and/or fencing to discourage any public traffic from North 14th Street to said hospital, medical clinic, medical laboratories, and/or professional offices.

MF MULTIPLE-FAMILY RESIDENTIAL DISTRICT
§ 155.0801 PURPOSE.
   This District is established to provide areas for attached, detached, and/or mixed residential development, with a wide range of densities and housing types; to relate higher density residential development to community utilities and facilities as well as site characteristics; to locate parcels appropriate for development at higher residential densities in closer proximity to community services and facilities; to offer a wide range of residential living environments, and to allow diverse nonresidential activities compatible with a multiple-family neighborhood.

§ 155.0802 PERMITTED USES.
   A building or lot within an MF Multiple-Family Residential District shall be used only for the following purposes:
   (A)   Multiple-family dwelling.
   (B)   Two-family dwellings.
   (C)   Public and private parks.
   (D)   Home occupations as set forth in § 155.1914.
   (E)   Child care home operated with one to six children as set forth in § 155.1915.
   (F)   Single-family dwellings designed with one zero lot line.
   (G)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission.
   (H)   Accessory structures and uses incidental to the above uses.

§ 155.0803 CONDITIONAL USES.
   The following uses may be approved in accordance with §§ 155.1801 through 155.1803:
   (A)   Single-family dwellings that comply with the yard, lot coverage, and height restrictions as defined in the SF-2 Residential District.
   (B)   Indoor and outdoor recreation facilities.
   (C)   Adult group homes.
   (D)   Churches or places of religious worship.
   (E)   Public buildings and uses, such as libraries and museums.
   (F)   Child care home operated with 7 to 12 children, as set forth in § 155.1915.
   (G)   Child care centers, as defined in § 155.2801 and as set forth in § 155.1915.
   (H)   Nursing homes.
   (I)   Bed and breakfasts.
   (J)   Boarding houses, fraternity, or sorority houses.
