1152.08 MINIMUM SIDE YARD SETBACK.
   The minimum side yard setback for properties in an R-MHH Residential-Multi- Household High Density District shall be as follows:
   A.   Multi-household dwellings of four (4) dwelling units shall have a minimum side yard of not less than twelve (12) feet with a total minimum side yard setback of thirty (30) feet.
   B.   Multi-household dwellings of five (5) dwelling units or more shall have a minimum side yard of not less than twenty (20) feet for buildings less than forty (40) feet in height. Buildings forty (40) feet or greater in height shall have a minimum side yard of not less than one-half (1/2) the height of the building.
   C.   Other uses shall have a minimum side yard of not less than twenty (20) feet with a total minimum side yard setback of fifty (50) feet.

1152.09 MINIMUM REAR YARD SETBACK.
   The minimum rear yard setback for properties in an R-MHH Residence-Multi-Household High Density District shall be not less than thirty-five (35) feet.
1152.10 MAXIMUM HEIGHT REGULATIONS.
   The maximum height regulations for properties in an R-MHH Residential-Multi-Household High Density District shall be as follows:
   A.   No multi-household dwellings of four (4) dwelling units shall exceed thirty-five (35) feet in height.
   B.   No multi-household dwellings of five (5) or more dwelling units shall exceed seventy-five (75) feet in height.
   C.   No accessory building shall exceed fifteen (15) feet in height.

1152.11 BUILDING ORIENTATION.
   A.   The locations of buildings on the lot and the separation of their facing walls in relation to each other, to adjacent streets and to required yard areas, shall provide:
      1.   Adequate light and ventilation to protect the health of the occupants and users thereof;
      2.   Necessary ingress and egress and maneuvering area for fire-fighting equipment and other emergency vehicles; and
      3.   A reasonable degree of visual and audible privacy between adjacent buildings for the residents and occupants.
   B.   The minimum horizontal distance between facing walls of any two or more buildings on the lot shall be as follows:
      1.   Two (2) facing walls, both containing a window or windows, shall in no case be less than the average height of the facing walls, but not less than forty (40) feet apart.
      2.   Two (2) facing walls, only one of which contains a window or windows, shall in no case, be less than thirty (30) feet apart.
      3.   Two (2) facing walls, neither of which contains a window or windows, shall in no case be less than twenty (20) feet apart.
      4.   The shortest distance of separation between corners of any two (2) buildings, where there are no facing walls, shall be not less than twenty (20) feet.
      5.   Facing walls are walls opposite to and parallel with one (1) another, or walls which are so oriented that their wall lines extended intersect at an angle of less than sixty-five (65) degrees.

1152.12 COURT DIMENSIONS.
   Court dimensions for multi-household developments shall be as follows:
   A.   Outer Courts.
   The width of any outer court formed by walls on three sides shall be not less than the average height of the opposing walls forming such court, but not less than forty (40) feet. The depth of an outer court shall be no greater than one and one-half (11/2) times the width.
   B.   Inner Courts.
   The least dimension of an inner court formed by walls on all four sides shall be not less than the average height of the walls enclosing such court, but not less than forty (40) feet.
   An open and unobstructed passageway shall be provided at the grade level of each inner court. Such passageway shall have a cross section area and sufficient headroom to permit the passage of fire-fighting equipment and shall be continuous from the inner court to a yard or an unobstructed open area between buildings.

1152.13 OFF-STREET PARKING AND LOADING.
   Off-street parking and loading shall be required as specified in Chapter 1175. However, not less than twenty (20) feet of horizontal open space on the ground shall be provided between any principal building and the curb line of any surface parking area or access drive. Furthermore, no one area dedicated for the off-street parking of motor vehicles, except for enclosed garages, shall exceed thirty (30) parking spaces in capacity. Separate parking areas on a parcel shall be physically separated by planting strips a minimum of ten (10) feet in width. The strips shall include a pedestrian/handicapped accessible crossover every fifteen cars or less.

1152.14 LAND USE INTENSITY.
   Buildings in the R-MHH Residential-Multi-Household High Density District shall occupy not more than the following:
   A.   Multi-household dwellings of four (4) dwelling units shall occupy not more than fifty percent (50%) of the total lot area.
   B.   Multi-household dwellings of five (5) or more dwelling units shall occupy not more than sixty percent (60%) of the total lot area.
   C.   Any other permitted use shall not occupy more than thirty percent (30%) of the total lot area.

1152.15 SCREENING OF NONRESIDENTIAL DISTRICTS.
   When a lot in a multi-household district abuts a nonresidential district, landscaping and/or fencing, a minimum of six (6) feet in height, shall be provided within the side or rear yard abutting such district to visually screen the nonresidential land use from the residential district.

1152.16 SCREENING OF TRASH COLLECTION AREAS.
   Trash and/or garbage collection areas for all multi-household residential buildings shall be enclosed by a decorative solid wall or solid fence of at least four feet in height or such greater height as needed to completely enclose the containers from top to bottom, if such refuse container is not within an enclosed building or structure. Such solid wall or fence shall be situated so as to screen the view of the collection area from adjacent streets and properties.
