1286.08   TRASH AREAS IN RESIDENTIAL TWO AND COMMERCIAL DISTRICTS.
   All trash and/or garbage collection facilities in Residential Two and Commercial Districts, not within an enclosed building, shall be enclosed on at least three sides by a solid wall or opaque fence of either brick or wood, but excluding cement block, at least four feet in height.  Any other material must be approved by the Architectural Review Board.

1286.09   OFF-STREET LOADING AREA.
   For every commercial building of 7,500 square feet or more, one off-street loading area fifty feet by twelve feet shall be provided.

1286.10   STREET IMPROVEMENTS AND SEWERS REQUIRED; BOND.
   (a)   No building permit for the construction or erection of a new building or structure shall be issued unless:
      (1)   Street improvements on the street servicing the lot for which the permit is sought comply with current specifications of the Village and standard drawings on file in the office of the Village Engineer;
      (2)   Sanitary sewers are available for such building or structure; and
      (3)   There is a minimum four-foot sidewalk beside all driveways entering a commercially zoned parking lot, and there is a sidewalk between the parking lot and the building that is raised to curb height, a minimum four feet wide, clear and unobstructed.
   (b)   Each application for a permit for the construction or erection of a new building or structure shall be accompanied by a certificate of the Engineer stating that such street improvements comply with such standards, and the adequate sanitary sewers are available for such building or structure.  If such street improvements do not comply with such standards, or such sewers are not available, the applicant may furnish a performance agreement and a performance bond in a proper amount to assure the complete installation of such improvements or sewers.
   (c)   This section shall apply only to new plats or replats for areas in which there is not now an existing street.  Areas of the Village now serviced with an existing street need comply only with Village requirements existing prior to January 7, 1969.

1286.11   COMMERCIAL SIDEWALKS AND CURB CUTS.
   (a)   Sidewalks.  There shall be a sidewalk along the entire front lot lines of all commercially zoned properties.  If there are two or more sidelines adjoining a dedicated right-of-way, all lines shall be considered front lines, and the drainage fall shall be one fourth of an inch per foot.  In the event of different grades, the Village Engineer shall set the grade.
   (b)   Curb Cuts.  There shall be one curb cut per commercially zoned lot unless the Architectural Review Board finds that additional cuts are necessary for adequate traffic flow, safety and proper utility of the lot.
