§ 157.106 I-2 GENERAL INDUSTRIAL DISTRICT.
   (A)   Purpose and intent. The I-2 General Industrial District formally known as the "M-3" Existing Industrial District was designed to recognize the existence in the Village of Peotone of substantial heavy industrial facilities in Ordinance No. 60-0-5, passed October 11, 1960. These facilities do not and cannot conform to the more stringent regulations imposed in the I-1 Limited Industrial District.
   (B)   Special uses. The following uses may be allowed by special use permit in accordance with the provisions of § 157.189: Assembly, fabrication and manufacture of:
      (1)   Adult-use cannabis dispensing organization, subject to said dispensing organization being in compliance with the requirements set forth in § 157.023 of this zoning ordinance.
      (2)   Concrete blocks and other pre-cast concrete products, but not including the manufacture of cement.
      (3)   Electrical appliances and fixtures, electronic instruments and devices, radios, phonographs and television receivers, and parts therefor.
      (4)   Medical cannabis cultivation center, subject to the cultivation center being in compliance with the requirements set forth in § 157.023 of this chapter.
      (5)   Medical cannabis dispensing organization, subject to the dispensing organization being in compliance with the requirements set forth in § 157.023 of this chapter.
      (6)   Merchandise or products from the following previously prepared materials: cellophane, canvas, cloth, cork, feathers, felt, fibre, fur, glass, leather, paper, plastics, precious or semi-precious metals or stones, shell, textiles, tobacco, wood (excluding planing mills) and yard, but not including the refining, reduction or processing of any raw materials from which the materials are manufactured, such as the manufacture of cellulose or cellulose products, glass, paper, or the curing, tanning or storage of rawhides and skins.
      (7)   Metal and metal products, including as an illustration and not as a limitation, the following:
      Hardware and cutlery.
      Machine tools.
      Machinery, including agricultural, automotive and electrical parts, machinery or equipment.
      Metal tools, dies, jigs, fixtures, patterns and parts.
      Steel, or other metal, barrels, cans, containers, drums, tanks and similar products.
      Building material storage yard.
      Foundry casting lightweight, non-ferrous metals not causing obnoxious fumes or odors.
      Machine shops.
      Metal buffing, plating and polishing.
      Metal lithographing.
      Printing plant.
      Research laboratories, not including in conjunction therewith, the manufacture or refining for commercial use of any products.
      Residences, only as living quarters for factory watchmen.
      Sheet metal shops.
      Spray painting, not including the manufacture of paint or varnish.
      Stamping, dieing, shearing or punching of metal.
      Structural steel fabrication; including bridge and boiler manufacturing.
      Tattoo studios, subject to compliance with the requirements set forth in § 157.024 of this zoning ordinance.
      Warehousing.
      Welding shops.
   (C)   Off-street parking and loading. Off-street parking and loading shall be as permitted or required in §§ 157.150 through 157.156.
   (D)   Conditions of use. Permitted uses are subject to the following conditions:
      (1)   All production, processing, cleaning, servicing, testing, repair or storage of goods, materials or products shall not be hazardous or detrimental to nearby property, or adversely affect the health or safety of the occupants thereof, by reason of the emission of odor, dust, fumes, smoke, noise, vibration or waste material.
      (2)   Within 100 feet of a residence district, production, processing, servicing and fabrication shall take place or be within completely enclosed buildings or structures unless otherwise specified. All exterior storage within 150 feet of a residence district shall be enclosed with a solid wall or fence to a height of such stored materials. Off- street parking and off-street loading facilities may be enclosed except for such screening and improvements as may be required under the provisions of §§ 157.150 through 157.156.
   (E)   Yard requirements. There are no rear or side yard requirements in the 1-2 General Industrial District. All I-2 classified land facing public streets across which is an "R" or "B" district, shall have a front yard of not less than 60 feet and shall be landscaped as approved by the Plan Commission, providing open storage areas are adequately screened from view of the public street.
   (F)   Height of buildings. No building shall hereafter be erected or altered so as to exceed 45 feet in height, except cranes, derricks, water towers and chimneys.
   (G)   Signs. Refer to Chapter 153.
