BUSINESS DISTRICTS

10-6-1: B-1 General Business District
10-6-2: B-2 Highway Business District
10-6-1: B-1 GENERAL BUSINESS DISTRICT:
   A.   Purpose: The general business district is established to provide areas for a wide range of businesses as might be found in the central business district.
   B.   Density Requirements:
      1.   Minimum lot width: None.
      2.   Minimum lot area: Two thousand five hundred (2,500) square feet.
      3.   Minimum required yards:
         a.   Front: None.
         b.   Side: None.
         c.   Rear: Twenty feet (20').
   C.   Parking: No off street parking is required. (Ord., 8-24-1974)
   D.   Permitted Uses:
All those uses permitted in the R-1 district.
Consumer services. Processing is permitted only if all such processing is performed as a consumer service for customers served on the premises.
Motel, hotel restaurants.
Retail sales. Processing of products is permitted only if products are sold at retail on the premises.
Single-family, two-family and multiple-family dwellings in conformance with the minimum lot area, width and setbacks of the R-1 residential district. (Ord., 8-24-1974; amd. 2010 Code)
   E.   Conditional Uses:
Light industry. (Ord., 8-24-1974)
   F.   Special Regulations:
      1.   All overhanging canopies, marquees, awnings and similar structures must be at least eight feet (8') above a sidewalk at any point. Overhanging signs must be a minimum of ten feet (10') above the sidewalk. Such structures cannot project nearer than one foot (1') from any driveway or alley 1 . (Ord., 8-24-1974; amd. 2010 Code)
      2.   Mobile homes are specifically excluded. (Ord., 8-24-1974)

10-6-2: B-2 HIGHWAY BUSINESS DISTRICT:
   A.   Purpose And Location: The highway business district is established to provide areas for the location of highway oriented businesses that require more parking areas and street access. The highway business district shall include all areas designated as such within the corporate limits of the city, and all lands and waters within two hundred feet (200') of a federal or state highway outside the corporate limits but within the jurisdictional areas of the city as defined in section 10-2-7 of this title.    B.   Density Requirements:
      1.   Minimum lot size: Three thousand (3,000) square feet.
      2.   Minimum lot width: None.
      3.   Required yards:
         a.   Front: Twenty five feet (25') or the average front yard setback of the existing adjacent structures on both sides, but in no event will less than twenty five feet (25') be allowed, or more than forty feet (40') be required.
         b.   Side: Ten feet (10').
         c.   Rear: Twenty feet (20').
   C.   Parking: One parking space (200 square feet) per two hundred (200) square feet of gross commercial floor area. One parking space (200 square feet) per four hundred (400) square feet of gross floor area for furniture, appliance stores, motor vehicle sales, machinery sales, offices, etc. (Ord., 8-24-1974)
   D.   Permitted Uses:
      1.   Within the city limits, all those uses permitted in the B-1 district except residential dwellings.
      2.   Outside the city limits but within the jurisdictional areas as defined in section 10-2-7 of this title, all uses permitted in subsection D1 of this section, but including residential dwellings when used in conjunction with agricultural operations. (Ord., 12-23-1975)
   E.   Conditional Uses:
Residential dwellings.
   F.   Special Regulations: Sales services, processing and display may take place outdoors. However, junkyards are not permitted. (Ord., 8-24-1974)
