The R-1-12.0 Single-Family Residential Zone is intended as districts of single-family homes with not more than one dwelling and customary accessory buildings upon one lot. In addition, agricultural crops are permitted subject to the regulations set forth in the A zone. Except as specifically provided elsewhere in this title, any and every building and premises or land in the R-1-12.0 zone shall be used for or occupied and every building shall be erected, constructed, established, altered, enlarged, maintained, moved into or within the R-1-12.0 zone exclusively and only in accordance with the regulations set forth in this chapter.

(A) Accessory buildings and uses customarily incident to any of the above uses designated in this section, including a private garage and pursuant to the regulations of Chapter 17.66;
(B) Animals to maximum numbers as follows:
(1) Three weaned cats;
(2) Three weaned dogs;
(C) Home occupations;
(D) House trailer, may be used as a construction project office during time of construction when a valid building permit is in force;
(E) Manufactured housing on permanent foundation system subject to the provisions of Chapter 17.81;
(F) One-family dwelling of a permanent character placed in a permanent location;
(G) Orchards, tree crops, field crops, truck gardening, berry and bush crops, flower gardening, nurseries, greenhouses or lath houses not exceeding 200 square feet in area on any lot, and other similar enterprises carried on in the general field of agriculture, providing there shall be no sales stands on the premises;
(H) Parks and recreation areas subject to the provisions of Chapter 12.24;
(I) Renting of rooms to not more than four boarders in addition to members of the family occupying a one-family residence;
(J) Small family day care homes;
(K) Similar uses permitted by Commission determination. The Commission may, by resolution of record, permit any other uses which it may determine to be similar to those listed above, in conformity with the intent or purpose of this zone, and not more obnoxious or detrimental to the public health, safety and welfare or to other uses permitted in this zone. The following use may be permitted subject to approval of a building permit as provided for in Chapter 17.85: accessory dwelling unit of a permanent character placed in a permanent location.

The following uses may be permitted subject to conditional use permits provided in Chapter 17.92:
(A) Health care facility subject to the provisions of Chapter 17.73;
(B) Planned unit development subject to the provisions of Chapter 17.82;
(C) Other uses as may be permitted pursuant to § 17.92.040.

Uses prohibited in the R-1-12.0 zone are as follows:
(A) Commercial uses.
(B) Manufacturing uses.
(C) Cannabis storefront retailer.
(D) Cannabis non-storefront retailer.
(E) Cannabis manufacturing.
(F) Cannabis distribution.
(G) Cannabis testing laboratory.
(H) Cannabis microbusiness.
(I) Cannabis cultivation.
(J) Any type of commercial cannabis activity.

The property development standards set forth in this chapter shall apply to all land and buildings in the R-1-12.0 zone, except that any lot shown on an official subdivision map duly approved and recorded, or any lot for which a bona fide deed had been duly recorded by June 21, 1965, may be used as a building site.

All lots hereafter created shall comply with the following minimum standards, and lots now held under separate ownership or of record shall not be reduced below these standards. The provisions of § 17.64.010 shall apply.
(A) Width. Lots shall have a minimum width of 85 feet.
(B) Depth. Lots shall have a minimum depth of 100 feet.
