§ 355.04 Residence Buildings and Other Main Buildings in Residence District
   (a)   Except as provided in Sections 355.05 to 355.07, in any use district, no residence building shall hereafter be erected, established or altered except in conformity with the limitations and requirements specified in the following table.
   (b)   In a Residence District, no main building, irrespective of occupancy classification, shall hereafter be erected, established or altered except in conformity with the maximum gross floor area limitation specified in the following table:

§ 355.05 Existing Lots of Record
   (a)   One (1) Family Use. Except where prohibited in General Industry and in Semi-Industry Districts, in any area district, residence for one (1) family may be provided on any lot that was separately owned and which could be built upon under ordinances in effect immediately prior to the effective date of this Zoning Code, or on any lot in a recorded subdivision that was on record on November 5, 1929.
   (b)   Two (2) Family Use. Except where prohibited in General Industry and in Semi-Industry Districts, in any area district other than an AA Area District or an A Area District, residence for two (2) families may be provided on any lot that was separately owned and which could be built upon under ordinances in effect immediately prior to the effective date of this Zoning Code, or any lot in a recorded subdivision that was on record on November 5, 1929, provided such lot is not smaller than four thousand eight hundred (4,800) square feet in area and not less than forty (40) feet in width.

§ 355.06 Large Scale Housing Developments
   In a housing development on a single lot or parcel of land twenty thousand (20,000) square feet or more in area under one (1) control in any area district other than an AA or an A Area District, the required minimum lot area per dwelling unit may be calculated from the area of the entire development, in which area may be included community open spaces, parking spaces and drives other than public streets, which are within the same development parcel and accessible to all occupants of the parcel group, as well as the private yards accessible directly to individual buildings, but excluding any areas to be dedicated for public purposes. The premises of each dwelling house or row house in such housing development shall include a private yard having an aggregate net area per dwelling unit of not less than eight hundred (800) square feet, which aggregate net area shall be exclusive of the space occupied by the main building and garage or parking space and shall be maintained as an independent yard area as provided in Section 355.03.

§ 355.07 New Buildings on Developed Streets in E Area Districts
   In an E Area District, in any block where fifty percent (50%) or more of the street frontage on one (1) side of the street between two (2) intersecting streets is occupied by buildings which do not conform to the provisions of Section 355.04, the ratio between aggregate gross floor area and aggregate lot area of the existing main buildings on such frontage shall be the ratio between gross floor area and lot area for any new main building on that frontage. However, such gross floor area of the new main building shall not exceed that permitted by ordinances in effect prior to the effective date of this Zoning Code.
