Height regulations prescribed elsewhere in this Zoning Code shall not apply to the following:
(a) Barns, silos or other farm buildings or structures on farms, provided that there is not less than 50 feet separating them from every lot line; church spires, belfries, cupolas and domes, monuments, water towers, fire and hose towers, masts and serials; parapet walls extending not more than four feet above the limiting height of the building. However, if, in the opinion of the Building Inspector, such structures would adversely affect adjacent property, such greater height shall not be authorized except by the Board of Zoning Appeals.
(b) Places of public assembly, such as churches, schools and other permitted public and semipublic buildings, not to exceed six stories or 75 feet in height, provided that for each foot by which the height of such building exceeds the maximum height otherwise permitted in the district, its side and rear yards shall be increased in width or depth by an additional foot over the side and rear yards required for the highest building otherwise permitted in the district; and
(c) Bulkheads, conveyors, derricks, elevator penthouses, water tanks, monitors and scenery lofts, monuments, fire towers, hose towers, cooling towers, grain elevators, gas holders or other structures where the manufacturing process requires a great height. Where a permitted use requires it, a greater height than specified may be authorized by the Board.
(Ord. 340. Passed 12-19-66.)
In any district where dwellings are permitted, a one-family detached dwelling may be constructed on any lot of official record at the time of the enactment of this Zoning Code (Ordinance 340, passed December 19, 1966), if the owner of such lot does not own the adjoining property, provided that the proposed yard spaces satisfy requirements prescribed for the district in which such lot is located, or requirements as may be modified by the Board of Zoning Appeals, as set forth in Chapter 1290. (Ord. 340. Passed 12-19-66.)
