1117.21 LOTS.
   Lots shall be as follows:
   (a)    Size, Shape and Orientation - Size, shape, and orientation of lots shall be appropriate to the location of the proposed subdivision and for the types of development contemplated.
   (b)    Length and Width Ratio - Excessive depth in relation to width shall be avoided.
   (c)    Fronting on Motorways - Lots fronting on motorways should have extra depth and deep setbacks, if topography permits.
   (d)    Double Frontage - Double-frontage lots shall be avoided as far as possible.
   (e)    Building Setback Lines - When topographical conditions require that the septic tank and leaching bed be placed on the front portion of the lot, the County Health Commissioner shall designate the proper building setback line.
   (f)    Side Lot Lines - Side lines of lots shall be approximately at right angles or radial to the street line unless, in the opinion of the Planning Commission, a variation from this rule will give a better street and lot plan. (Ord. 500-1959. Passed 4-20-59.)
   (g)    Minimum Street Frontage - The subdivision of any parcel of land, as provided in these Subdivision Regulations, shall be accomplished in such manner that each of the resulting lots shall front on a public street for at least one-half the principal average width of such lot.

1117.22 PUBLIC SPACES OR SITES.
   Public open spaces and sites shall be as follows:
   In subdividing property, consideration shall be given to suitable sites for schools, parks, playgrounds and other public open spaces and sites so as to conform to the recommendations of the Planning Commission in carrying out the Master Plan. Any provision for schools, parks, and playgrounds, and other public open spaces and sites, shall be indicated on the subdivision improvement plan in order that it may determine when and in what manner such areas will be dedicated or acquired. 1117.23 STREET TREES.
   Street trees shall be as follows:
   The subdivider shall plant trees on all streets in new residential subdivisions that are not located in wooded areas. Before the trees are planted, the subdivider shall submit a plan of such planting to the Planning Commission for its study and recommendation, to prevent the planting of certain species that would become nuisances because of insects or disease or because of the roots unduly interfering with sewer drains or other underground utilities.

1117.24 STREETS.
   All streets, including side streets and alleys within the limits of the subdivision shall be graded the full width between street property lines and all roadways shall be paved.

1117.25 SIDEWALKS.
   Sidewalks shall be constructed within all subdivisions on at least one side of the street. The determination of the necessity for the construction of sidewalks shall rest with the Planning Commission. Where crosswalkways are provided, sidewalks shall be constructed on both ends thereof.
