1168.02 CONDITIONALLY PERMITTED USES.
   The following conditionally permitted accessory uses shall be permitted in accordance with Chapter 1135:
   A.   Acid Manufacturing.
   B.   Asbestos Manufacturing.
   C.   Asphalt plant.
   D.   Automobile wrecking.
   E.   Chemical and biological incineration, except crematory.
   F.   Concrete mixing, concrete products manufacturing.
   G.   Disinfectant, insecticide or poison manufacturing.
   H.   Explosives manufacturing or storage.
   I.   Fertilizer manufacturing, compost or storage.
   J.   Flour or grain mill.
   K.   Gas (acetylene, illuminating or heating) manufacturing or storage.
   L.   Glue manufacturing or size or gelatin manufacturing where the processes include the refining or recovery of products from fish, animal refuse or offal.
   M.   Grain drying, or poultry feed manufacturing from refuse, mash or grain.
   N.   Hazardous manufacturing and hazardous materials storage.
   O.   Junk yard.
   P.   Landfills.
   Q.   Lime or lime products manufacturing.
   R.   Livestock feeding yard.
   S.   Off-premises signs.
   T.   Paper and pulp manufacturing.
   U.   Petroleum or flammable liquids production or refining.
   V.   Rock or stone crusher, mill or quarry.
   W.   Sawmill, planing mill, woodworking mill, the manufacturing of excelsior, wood fiber or sawdust products.
   X.   Sewage disposal plant, except by the Municipality.
   Y.   Slaughtering of animals or stock yards.
   Z.   Smelting of aluminum, copper, iron, tin or zinc ore.
   AA.   Stone and monument works employing pneumatic hammers, unless within a completely enclosed building at least fifty (50) feet from any residential district and having no openings other than stationary windows within one hundred (100) feet of any residential district.
   BB.   Tar distillation or manufacturing.
   CC.   Warehousing.
   DD.   Any other use that is determined by the Building Inspector to be of the same general character as the above permitted conditional uses.

1168.03 PERMITTED ACCESSORY USES.
   The following accessory uses shall be permitted:
   A.   Any use customary and incidental to the permitted use.
   B.   Offices.
   C.   Signs as regulated by Chapters 1173 and 1174.
   Accessory uses, other than signs, fences and offices, shall be located in the rear yard only and located not less than six (6) feet from any lot line and covering not more than thirty-five percent (35%) of the required rear yard.

1168.04 MINIMUM LOT AREA AND WIDTH.
   There shall be no minimum lot area or width for properties in the S-I Special Industrial District.

1168.05 MINIMUM FRONT YARD SETBACK.
   The minimum front yard setback for properties in the S-I Special Industrial District shall be as follows:
   A.   The land disposal of liquid wastes shall have a minimum front yard setback of seven hundred fifty (750) feet.
   B.   All other uses shall have a minimum front yard setback of one hundred fifty (150) feet.

1168.06 MINIMUM SIDE YARD SETBACK.
   The minimum side yard setback for properties in the S-I Special Industrial District shall be as follows:
   A.   The land disposal of liquid wastes shall have a minimum side yard setback of seven hundred fifty (750) feet.
   B.   All other uses shall have a minimum side yard setback of one hundred fifty (150) feet.

1168.07 MINIMUM REAR YARD SETBACK.
   The minimum rear yard setback for properties in the S-I Special Industrial District shall be as follows:
   A.   The land disposal of liquid wastes shall have a minimum rear yard setback of seven hundred fifty (750) feet.
   B.   All other uses shall have a minimum rear yard setback of one hundred fifty (150) feet.

1168.08 MAXIMUM HEIGHT REGULATIONS.
   The maximum height regulations for properties in the S-I Special Industrial District shall be as follows:
   A.   No principal building shall exceed forty (40) feet in height.
   B.   No public building shall exceed seventy-five (75) feet in height.
   C.   No accessory building shall exceed twenty-five (25) feet in height.
