A traffic study has been completed and approved by the city for the purpose of determining traffic impacts and required improvements that would be necessary for the safe and orderly movement of vehicles into and around the proposed development. The future developer will be required to comply with the requirements outlined in the traffic impact study being prepared for this site. The requirements may include, but are not limited to, auxiliary lanes, access locations, allowable throat distances at accesses, lane configurations, alignment, agreements to pay for applicant's share of possible future traffic signals, etc. This study accommodated thirteen thousand four hundred (13,400) square feet of dental/medical office use. Prior to, or in conjunction with the development of any parcel, or portion of a parcel, the developer shall have the traffic report reviewed by the city's traffic consultant to ensure that the provisions and assumptions of the original traffic report are still valid and applicable. The future developer will be required to comply with the requirements outlined in the traffic impact study being prepared for this site. The maximum P.M. peak hour trips that may be generated is fifty (50). (Ord. 1744, 4-9-2007)
