The legal description for the Southwoods East 2 PUD is as follows:
The W1/2 of the NW1/4 Section 17 T78N R25W of the Fifth P.M. except the south 924 feet and except that part platted as Southwoods East Plat 1 and Southwoods East Plat 2, West Des Moines, Polk County, Iowa, more particularly described as follows:
Commencing at the West 1/4 corner of Section 17 T78N R25W of the Fifth P.M.; thence N00°01'37"E along the west line of the NW1/4 of said Section 17 and being the centerline of South 50th Street for 924.00 feet to the point-of-beginning; thence continuing N00°01'37"E along said west line for 1062.32 feet to the southwest corner of Southwoods East Plat 1, an Official Plat of West Des Moines: thence N89°49'06"E along the south line of said Southwoods East Plat 1 for 624.32 feet: thence N60°00'00"E along said south line for 122.68 feet; thence N89°49'06"E along said south line for 581.29 feet to the east line of the W1/2 NW1/4; thence S00°06'09"W along said east line for 1119.99 feet; thence S89°40'20"W for 1310.37 feet to the point-of-beginning. This parcel contains 32.81 acres.

Whereas, Section 6 of Ordinance 497 amended Ordinance 430 by creating Article XX(a), PUD District, establishes certain regulations and guidelines pertaining to accompanying information required on a final site plan and final site plan documents. Now, therefore, the following conditions, restrictions, and regulations are adopted as part of this approval, to wit:
A. General Conditions: A maximum of one hundred twenty six (126) single-family detached residential dwelling units.
In addition, the following general site development criteria shall be integrated into and made a part of the planned unit development:
1. All subdivisions, streets, street rights-of-way and general development shall adhere to the standards and design criteria set forth in the West Des Moines Subdivision Ordinance pertaining thereto unless otherwise stated within this Ordinance.
2. In all areas adjoining drainageways or detention areas involving potential flood hazards, no residential structure shall be erected which has a lowest floor, including basements, less than one foot (1') above the determined level of the 100-year return frequency rainfall flood event and no residential structure shall be erected within forty feet (40') of said 100-year frequency flood elevation.
3. The petitioners seeking this rezoning, their successors and assigns, if any, shall pay all construction and engineering costs for the interior development of the planned unit development, as required by this Ordinance or the Subdivision Ordinance of the City of West Des Moines, Iowa, for all streets, storm sewers, sanitary sewers, bridges and culverts, drainageway improvements, detention basins, City-owned utilities, buffers and other improvements within the PUD as may be required by the Subdivision and Zoning Ordinances.
B. Land Use Design Criteria: In addition to the general criteria as stated in subsection A above, the following land use design criteria shall apply to the development as legally described herein:
1. All lots bordering the south and east boundaries of the property as legally described herein shall conform to the R-1 Single-Family District regulations including a minimum lot width of sixty feet (60').
2. A minimum lot width of fifty feet (50') shall be maintained with the average lot width for all lots within the property being a minimum fifty five feet (55') in width. (Ord. 935, 11-26-1990)
3. Except for lots bordering the south and east boundaries of the property as legally described herein, no residential unit shall be set closer than twenty five feet (25') from any internal public street right-of-way and thirty feet (30') from the right-of-way of South 50th Street and shall have minimum thirty five foot (35') rear yard and five foot (5') side yard setbacks. The lots bordering the south and east boundaries of the property shall have a minimum thirty foot (30') building setback from public street rights-of-way. (Ord. 985, 12-23-1991)
