The access to this site will be the only full access to/from 60th Street from Ashworth Road to the north boundary of this sketch plan. An interim full access location off of 60th Street may be allowed adjacent to this north property line without encroaching on the property at 1045 60th Street. At the time of phase 2 development, the driveway for phase 1 shall be relocated to align with Woodland Avenue. If a raised median on 60th Street is constructed prior to phase 2 development, the interim phase 1 driveway shall be either relocated to align with Woodland Avenue on the property located at 1045 60th Street or relocated to another interim location to the south approximately midway between the permanent location of the driveway and the Kum & Go's 60th entrance.
The future developer will be required to provide reciprocal ingress-egress easements between all lots internal to the Country Club Dental PUD sketch plan and externally, to the north and south of the PUD prior to site plan approval. Access to the property south of the approved sketch plan shall be provided prior to the future 60th Street median construction that will close the full access to the Kum & Go site. Access to the north shall be provided at such time that future development may occur north of the approved sketch plan. (Ord. 1744, 4-9-2007)
