All proposed exterior signage requires the review and approval of a sign permit by the city of West Des Moines. Signage shall abide by the standards and regulations as set forth in title 9, chapter 18, "Signs", of the city code for the professional commerce park (PCP) district with the following exceptions:
A. Ground Monument Signs:
1. Development Identification:
a. Ground monument signs which identify the name of the development only, no tenant identification shall be allowed as indicated on the specific plan map (S-1).
b. The copy portion of said sign shall not exceed thirty (30) square feet in size.
c. Said signs shall be set back a minimum of ten feet (10') from right of way lines.
2. Business Identification:
a. Ground monument signs which list the names of businesses located within each building may be located as indicated on the specific plan map (S-2).
b. Sign copy shall consist of the name of the business and building number, but shall not display business logos. The font for the sign copy shall be consistent in size, style and color.
c. Said signs shall not exceed thirty five (35) square feet in size as measured to the extremes edges of the structure and shall not exceed five feet (5') in height.
d. Said signs shall be set back a minimum of ten feet (10') from right of way lines.
B. Wall Signage:
1. All wall signage shall consist of individual three-dimensional letters attached directly to the building. No cabinet or panel signs shall be allowed except for contoured cabinet signs necessary to display logos. In the event cabinet signs are implemented, every measure possible shall be implemented to minimize the amount of illuminated background.
2. Signage for single tenant buildings may be located on any wall facade. Signage for tenants within a multi-tenant building shall be located on the same floor as and immediately adjacent to and above the tenant space.
3. No wall signage shall be located on the northern facade of those buildings immediately adjacent to the wetland area.
4. Wall signage located above a roof element shall be allowed at the discretion of the director of community development provided that the signage is located on a flat wall. Any illumination of the sign shall be by reverse lighting to project the light back towards the wall to create a "halo" effect; no front illumination is allowed. The individual letters shall have returns to screen the lighting source and shall be placed so the space between the wall plane and back of the letter is no greater than two inches (2").
5. Total wall signage allowed per building or tenant shall be calculated as per city code.
C. Jordan Creek Business Park Identification: Signage, medallions, keystones, banners, pavement markings, etc., that displays the development's logo, initials, or name may be integrated into the development to further enhance the character of the development. No tenant identification is allowed. (Ord. 1712, 10-23-2006; amd. Ord. 2490, 9-20-2021)
