In addition to the general criteria as stated above, the following land use design criteria shall apply to the development areas designated on the sketch plan. The specific plan document which is made a part of this rezoning action and on file in the city delineates one parcel for application of specific development standards. The maximum number of dwelling units may not exceed one hundred seventy five (175). The following development standards and use regulations shall apply to each of the following development parcels: (Ord. 1672, 1-17-2006)
A. For all lots within parcel A the development standards and use regulations and provisions set forth in title 9, "Zoning", of the city code for RS-7 single-family residential district will apply with the exception of front and rear yard setbacks which are as follows:
1. Front yard: Twenty five feet (25').
2. Rear yard: Thirty five feet (35') with the exception of those lots with buffer parks which may have a twenty foot (20') setback. (Ord. 1689, 5-22-2006)
B. Parcel B will be dedicated to the city for park use.
C. Parcel C is reserved for storm water detention and greenway and will be wholly the responsibility of the homeowners' association.
D. No driveway access from an individual dwelling unit shall be permitted directly onto Bridgewood Boulevard, South 81st Street or Mills Civic Parkway.
E. All fencing along the greenway shall be no more than four feet (4') in height, except to enclose a pool for which purpose a six foot (6') fence will be allowed. All fences shall be constructed of wood or decorative metals with no chainlink materials. All other fence provisions shall adhere to those found in the city code. (Ord. 1672, 1-17-2006)
