In addition to the general conditions as stated in sections above, the following land use design criteria shall apply to the areas designated on the specific plan map on file in the city. The specific plan map document, which is made a part of this rezoning action, delineates parcels of the specific plan as parcels A through G. The following development standards and use regulations shall apply to each of the following development parcels: (Ord. 1854, 1-11-2010; amd. Ord. 1948, 4-30-2012)
A. Parcels A Through G: The use regulations and provisions set forth in title 9 of the city code for medium density residential (RM-12) as permitted and permitted conditional shall apply to any development proposal for all property within these parcels as shown on the specific plan unless otherwise noted in this ordinance. These parcels combined shall be no more than seventeen (17) acres.
1. Setbacks: Primary and accessory building setbacks from the exterior property lines of the Jordan Heights development shall be fifteen feet (15'). Buildings may be set back zero feet (0') from any internal parcel or property line and zero feet (0') from any building; however, all building and fire code separation requirements must be abided by. No buildings or fences shall be constructed in the buffer park along the eastern property line without permission of the city. (Ord. 1854, 1-11-2010)
