Requirements for all parcels within the Jordan Heights development shall be as follows:
A. Walkways: Private walkways adjacent to buildings or plaza areas shall be reviewed with the site plan and shall be designed to be wide enough to accommodate areas for pedestrian street furniture, walkways and street trees.
B. Screening: Loading areas, transformers, HVAC, and trash enclosures shall be screened in accordance with city code. Screening materials shall be consistent with that used on the primary structure. (Ord. 1854, 1-11-2010)
C. Street Furniture: On file in the city are representations of the street furniture that shall be installed within the Jordan Heights development. Although slight deviations from the illustrations are permissible, the street furniture shall distinguish districts as well as primary and secondary vehicle and pedestrian travelways. D. Height Restrictions: Unless otherwise noted in this ordinance, the height of a building will conform to the standard zoning provisions for that district, with the exception of building elements such as bell towers, clock towers or other vertical architectural elements. These elements may exceed height restrictions, as determined by the director of development services.
E. Lighting Standards: It is intended that lighting for all areas within the Jordan Heights development shall be designed to provide a safe environment, yet mitigate light pollution onto adjoining properties. During the design review of each building, the applicant must demonstrate how lighting will not adversely affect the adjoining properties.
1. With the exception of public streetlights along Beechtree Drive, 64th Street and Wistful Vista Drive, light fixtures shall be limited to a maximum of twenty five feet (25') in height as measured from the grade to the top of the fixture.
2. No wall pack or flood lighting is allowed. Included in the concepts packet for the development are examples of light fixtures to be implemented. All lights shall be directed to their intended target and shall be of a design and so located as to mitigate any spillover impact on surrounding properties. As part of the review of each site plan, a photometric plan must be submitted. At the time of application, the plan shall demonstrate that light levels fall at or below one foot-candle at each development's property line.
F. Parking Requirements: All backs of garages and off street parking lots, excluding on street parking areas shall be landscaped to screen their visibility from public rights of way or from any adjoining property outside the Jordan Heights development through the use of buffering and/or berming and shall be reviewed at the time of review of the site plan for the development of the parcel.
1. Off street parking lots shall be set back a minimum of thirty feet (30') from property line.
2. A minimum of two (2) covered and two (2) uncovered spaces for each unit shall be provided.
3. On street parking may be provided on all internal private streets. Such on street parking shall be illustrated on all development applications for all parcels. (Ord. 1854, 1-11-2010)
