The regulations and provisions set forth in title 9, chapter 18, "Signs", of the city code shall be met unless otherwise noted in this ordinance. All signage, temporary and permanent, requires the submittal and approval of a sign permit by the city of West Des Moines.
A. Monument Signs:
1. The western parcel (identified as lot 1 on the specific plan drawing on file in the city) is allowed one ground monument sign along Coachlight Drive.
2. The eastern parcel (identified as lot 2 on the specific plan drawing on file in the city) is allowed one ground monument sign along Coachlight Drive and one along South 64th Street.
3. A separation distance of one hundred fifty feet (150') shall be maintained between ground monument signs located on the eastern parcel. A separation distance of one hundred feet (100') between ground monument signs is required between signs located on different parcels. The sharing of one monument sign at the entrance drive off of Coachlight Drive is encouraged, but not required.
4. All ground signs shall be located on private property and shall maintain a minimum setback of ten feet (10') from the ultimate public street right of way. To comply with fire code identification requirements, monument signs shall include the site address in minimum eight inch (8") letters mounted at least thirty inches (30") above the grade. Maximum height of sign copy shall not exceed five feet (5') (except for address). The height of the ground sign structure shall not exceed six feet (6') except architectural enhancements and ornamentation which may extend to a maximum height of seven feet (7'). Three-dimensional sign structures shall be allowed and the two (2) largest sign faces shall be used to calculate the sign area.
5. All ground monument signs shall incorporate landscaping, including vegetation, at the base of the sign in order to visually anchor and blend the sign to the site.
B. Building Signage: As allowed per code.
C. Character: All signage constructed within the Jordan Creek Crossing II specific plan shall incorporate aesthetic features compatible with the overall character of the development. All signs shall be composed of self-contained individual letters with anodized aluminum returns and trim or solid routed faced metal panels.
