All subdivisions, public and private streets, public or private street rights of way and general development shall adhere to the standards and design criteria set forth in the West Des Moines subdivision ordinance and/or established city policies pertaining thereto, unless otherwise stated within this ordinance.
A. The developer shall provide seventy feet (70') of right of way for Coachlight Drive and one hundred feet (100') of right of way for South 64th Street. Additional right of way to accommodate street improvements as identified in the traffic report shall also be provided by the developer. This right of way shall be platted and conveyed to the city as a part of the first final plat for land included within the Bella South specific plan.
B. The developer shall be responsible for the paving of a thirty seven foot (37') b/b street (Coachlight Drive) and intersection and access drive improvements as required by the traffic report for the safe movement of traffic. Street improvements shall be installed as a part of the public improvements of the plat or at/before the time of construction of the buildings.
C. South 64th Street may either be initially constructed as a three (3) lane street or a five (5) lane street with two-way left turn lanes. If the three (3) lane initial street is chosen, all the design details must incorporate the possible widening of South 64th Street to a five (5) lane section in the future. These details include, but are not limited to, right of way, storm sewer location, sanitary sewer location, water main location, utility location, etc. Street improvements shall be installed as a part of the public improvements of the plat or at/before the time of construction of the buildings. The full cost of all necessary future widening for South 64th Street between Coachlight Drive and the southern property line of the parcel legally described in section 073-01 of this ordinance will be assessed by the city per agreement and waiver.
D. Included within the "street improvements" shall be the installation of public streetlights adjacent to Coachlight Drive and South 64th Street. Streetlights shall be installed at the time of the site plan with the full cost of the streetlights to be the responsibility of the site plan applicant. (Ord. 1635, 6-6-2005)
