The phasing plan of development for the area within the South Maple Grove PUD is included as part of this document, identified as exhibit B on file in the city, for purposes of concept description and delineation. The numbering of the phases is not meant to reflect the actual order of development. However, any deviations to change the phasing boundaries will require the review and approval by the plan and zoning commission and city council. (Ord. 1610, 10-25-2004)
Phase 1: A. Public Streets: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 1, the applicant proposing said platting and/or development shall be responsible for:
Construction of 92nd Street, from the phase 1/phase 2 line to the railroad tracks. A thirty one foot (31') wide street shall be constructed (2 lanes), with forty three foot (43') width (3 lanes) constructed at all of the intersections with 92nd Street, to provide for a left turn lane and future median placement.
Construction of 98th Street, from the phase 1/phase 2 line to the minor collector street. A twenty six foot (26') wide street shall be constructed (2 lanes).
Construction of Westown Parkway, from the phase 1/phase 2 line to 88th Street. A thirty one foot (31') wide street shall be constructed (2 lanes), with forty three foot (43') width (3 lanes) constructed at all of the intersections with Westown Parkway, to provide for a left turn lane and future median placement.
Construction of the minor collector street located just north of the park/school site, from 92nd Street to 88th Street. A thirty one foot (31') wide street (2 lanes) shall be constructed, with thirty seven foot (37') width (3 lanes) constructed at the intersection with 92nd Street to provide for a left turn lane.
Construction of all other streets (local streets) at a width of twenty six feet (26') (2 lanes), except at intersections with 92nd Street and Westown Parkway construct a thirty seven foot (37') width (3 lanes) to provide for a left turn lane.
At such time that development occurs just north or south of the minor collector street located just north of the park/school site, construction of said minor collector street located just north of the park/school site, from 92nd Street to 98th Street. A thirty nine foot (39') wide street shall be constructed (3 lanes), to provide for a continuous left turn lane from 92nd Street to 98th Street.
Construction of the remaining unpaved section of 88th Street (approximately 100 feet - immediately south of railroad tracks). A thirty one foot (31') wide street shall be constructed to match existing pavement.
B. Right Of Way Dedication: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 1, the applicant proposing said platting and/or development shall deed to the city:
One hundred twenty feet (120') of right of way for 92nd Street, from the phase 1/phase 2 line to the railroad tracks.
Additional 98th Street right of way necessary to provide fifty feet (50') of right of way from the centerline of street.
One hundred feet (100') of right of way for the minor collector street located just north of the park/school site, from 92nd Street to 98th Street.
One hundred twenty feet (120') of right of way for Westown Parkway, from the phase 1/phase 2 line to 88th Street, with fifty foot (50') intersecting radii provided at intersection with 88th Street.
Seventy feet (70') of right of way for the minor collector street located just north of the park/school site, from 92nd Street to 88th Street.
Additional 88th Street right of way necessary to provide fifty feet (50') of right of way from the centerline of street (88th Street is a major collector), with fifty foot (50') intersecting radii provided at intersection with Westown Parkway right of way.
Sixty feet (60') of right of way for all other streets (local streets), with seventy feet (70') provided at intersections with 92nd Street and Westown Parkway to accommodate left turn lanes. (Ord. 1633, 5-23-2005)
Phase 2: A. Public Streets: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 2, the applicant proposing said platting and/or development shall be responsible for:
Construction of 92nd Street, from the phase 1/phase 2 line to the phase 2/phase 4 line. A thirty one foot (31') wide street shall be constructed (2 lanes), with forty three foot (43') width (3 lanes) constructed at all of the intersections with 92nd Street, to provide for a left turn lane and future median placement.
Construction of Westown Parkway, from the phase 1/phase 2 line to 98th Street. A thirty one foot (31') wide street shall be constructed (2 lanes), with forty three foot (43') width (3 lanes) constructed at all of the intersections with Westown Parkway, to provide for a left turn lane and future median placement.
Construction of 98th Street, from the phase 1/phase 2 line to Westown Parkway. A twenty six foot (26') wide street shall be constructed (2 lanes).
Construction of all other streets (local streets) at a width of twenty six feet (26') (2 lanes), except at intersections with 92nd Street and Westown Parkway construct a thirty seven (37') foot width (3 lanes) to provide for a left turn lane.
B. Right Of Way Dedication: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 2, the applicant proposing said platting and/or development shall deed to the city:
One hundred twenty feet (120') of right of way for 92nd Street, from the phase 1/phase 2 line to the phase 2/phase 4 line, with fifty foot (50') intersecting radii provided at intersection with Westown Parkway right of way.
Additional 98th Street right of way necessary to provide fifty feet (50') of right of way from the centerline of street, with fifty foot (50') intersecting radii provided at intersection with Westown Parkway right of way.
One hundred twenty feet (120') of right of way for Westown Parkway, from the phase 1/phase 2 line to 98th Street, with fifty foot (50') intersecting radii provided at intersections with 92nd Street and 98th Street right of way.
Sixty feet (60') of right of way for all other streets (local streets), with seventy feet (70') provided at intersections with 92nd Street and Westown Parkway to accommodate left turn lanes.
Phase 3: A. Public Streets: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 3, the applicant proposing said platting and/or development shall be responsible for:
Construction of the minor collector street located between Ashworth Road and Westown Parkway (realigned 88th Street), from the west boundary of the PUD parcel to Westown Parkway. A thirty one foot (31') wide street shall be constructed (2 lanes), with thirty seven foot (37') width (3 lanes) constructed at the intersection with Westown Parkway to provide for a left turn lane.
Construction of all other streets (Local streets) at a width of twenty six feet (26') (2 lanes), except at intersections with Westown Parkway construct a thirty seven foot (37') width (3 lanes) to provide for a left turn lane.

Seventy feet (70') of right of way for the minor collector street located between Ashworth Road and Westown Parkway (realigned 88th Street), from the westerly boundary of the PUD parcel to Westown Parkway, with fifty foot (50') intersecting radii provided at intersection with Westown Parkway right of way.
Sixty feet (60') of right of way for all other streets (local streets), with seventy feet (70') provided at intersections with Westown Parkway to accommodate left turn lanes.
Phase 4: A. Public Streets: In accordance with the South Maple Grove traffic report, at such time of platting or development within phase 4, the applicant proposing said platting and/or development shall be responsible for:
Construction of 92nd Street, from the phase 2/phase 4 line to the westerly boundary of the PUD. A thirty one foot (31') wide street shall be constructed (2 lanes), with forty three foot (43') width (3 lanes) constructed at all of the intersections with 92nd Street, to provide for a left turn lane and future median placement.
