A. All development within the South Maple Grove PUD shall comply with the buffering provisions of the buffer ordinance of the city code. In the situations where this PUD ordinance specifies the provision of a buffer park, the buffer park and the required building setbacks may be allowed to overlap one another.
B. The modification or reduction of any buffering requirements of any parcel, unless as otherwise specified within this ordinance, may be considered with the proposal of provision of pedestrian access, walkways, open space or plaza areas, outdoor gardens or other common amenities to be utilized for the purposes to promote or heighten the integration of mixed land uses with the PUD.
C. The buffering of any negative elements, such as parking, drop off drives, trash enclosures, utility or gas meters, heating, ventilation, and air conditioning equipment shall be required to be screened from the public view and from adjacent residential properties through the use of landscaping, berming, and architectural features or other measures determined to be necessary to mitigate their effects.
