In addition to the general conditions as stated in sections above, the following land use design criteria shall apply to the areas designated on the area development plan on file in the City. The specific plan document, which is made a part of this rezoning action, delineates parcels of the specific plan as A through K. The following development standards and use regulations shall apply to each of the following development parcels:
A. Parcels A through K: Unless otherwise provided for within this ordinance, the use regulations and provisions set forth in title 9 of the City Code for Professional Commerce Park (PCP) District and High Density Residential (RH) as permitted and permitted conditional shall apply to any development proposal for all property within these parcels as shown on the specific plan unless otherwise noted in this ordinance. These parcels combined shall be no more than twenty four (24) acres. (Ord. 1738, 3-26-2007)
1. Uses:
a. Permitted Uses: Permitted uses shall include the following:
(1) All permitted (P) uses allowed within the Professional Commerce Park (PCP) and High Density Residential (RH) Districts as set forth in title 9 of the City Code, except those prohibited by this ordinance shall be allowed. (Ord. 1963, 10-29-2012)
(2) In addition to the permitted (P) uses of the Professional Commerce Park (PCP) and High Density Residential (RH) Districts, the following uses shall be permitted:

(3) All permitted conditional (Pc) uses allowed within the Professional Commerce Park (PCP) and High Density Residential (RH) Districts except those that have been prohibited by this ordinance may be allowed with the approval of the appropriate review body.
(4) In addition to the permitted conditional (Pc) uses of the Professional Commerce Park (PCP) and High Density Residential (RH) Districts, the following uses shall be permitted with the approval of the appropriate review body:

(5) The above permitted and permitted conditional uses shall be limited as follows:
(A) Maximum of twelve thousand (12,000) square feet of bank uses.
(B) Maximum of ten thousand (10,000) square feet of sit down restaurants (no drive-throughs are allowed).
(C) A maximum of one standalone drinking place (SIC 5813) shall be allowed which is no greater than three thousand (3,000) square feet of gross floor area. A standalone drinking place shall include a standalone building or one tenant space within a multi-tenant building. The square footage of a drinking establishment shall be counted within the square foot limitations of restaurants. There is no limit on the number and size of drinking places that are ancillary to a primary use. (Ord. 2244, 9-5-2017)
b. Prohibited Uses: The following permitted (P) and permitted conditional (Pc) uses otherwise allowed in the Professional Commerce Park (PCP) and High Density Residential (RH) Districts shall be prohibited:

2. Setbacks: Primary and accessory building setbacks from the Jordan Creek Crossing exterior property lines shall be twenty five feet (25') with the exception of buildings along S. 68th Street which shall be set back fifteen feet (15'). Primary buildings may intermittently encroach into this setback if the buildings are designed to meet the intent of the overlay district through the creation of a street presence; however in no case shall the building be located less than fifteen feet (15') from the exterior property line. Buildings shall be set back zero feet (0') from any internal parcel or property line and zero feet (0') from any other building, unless otherwise restricted by Building or Fire Codes.
