Illustrative signage concepts are on file in the city. While some variation may occur between the actual built sign and the illustration, the nature and intent of the signs must be consistent with the illustration. The regulations and provisions set forth in title 9 of the city code for signs shall be met unless otherwise noted in this ordinance.
A. Landscaping: All signs shall incorporate landscaping of shrubs and perennials to be located at the base of the sign. (Ord. 1738, 3-26-2007)
B. Complex Identification Signs (S-2 On Specific Plan Map): A maximum of two (2) complex identification signs shall be allowed. Said signs, including the decorative elements, shall be no greater than eleven feet (11') in height and ten feet (10') in width. The sign panel (copy area) shall be no larger than sixty four (64) square feet. Said sign may display the development name, logo and address, and no more than four (4) tenants. Halo lighting or lighting projecting back towards the sign structure shall be permitted; however no illumination projecting from the face of the copy shall be permitted. Unless otherwise allowed by the director of development services, signs shall be situated in those locations as indicated on the specific plan map. Signs shall be set back at least fifteen feet (15') from the street right of way line and shall be so located as to not block visibility at drive intersections. C. Business Identification Signs (S-3 On Specific Plan Map): A total of three (3) business identification ground monument signs shall be allowed within the overall Jordan Creek Crossing development. Said signs, including decorative elements, shall not exceed five and one-half feet (51/2') in height and twelve feet (12') in length and shall be set back a minimum of eighty feet (80') from the street right of way line. The copy area of the sign panel which lists the tenant names shall not exceed thirty two (32) square feet. The copy panel may be internally illuminated; however the background shall be opaque with the intent of only allowing the wording or logo on the sign to illuminate. In addition, the building name may be identified on the sign structure; however, the copy area for the building name shall not exceed six (6) square feet. The intent of building identification is to allow for building name identification; therefore, no duplication of tenant name and building name shall be allowed.
D. Business Directional Signs (S-4 On Specific Plan Map): A total of two (2) business directional signs shall be allowed within the overall Jordan Creek Crossing development. Said signs, including decorative elements, shall not exceed six feet (6') in height and six feet (6') in length and shall be set back a minimum of fifteen feet (15') from the street right of way line. The copy area of the sign panel which lists the tenant names and directional arrows shall not exceed twelve (12) square feet. The copy panel may be internally illuminated; however the background shall be opaque with the intent of only allowing the wording or logo on the sign to illuminate. In addition, the building name may be identified on the sign structure; however, the copy area for the building name shall not exceed six (6) square feet. The intent of building identification is to allow for building name identification; therefore, no duplication of tenant name and building name shall be allowed. E. Clock Tower (S-1 On Specific Plan Map): Development name identification shall be permitted on the clock tower feature along S. 68th Street, if said feature is incorporated within a landscaped plaza area. The clock tower shall be no higher than fifty feet (50') including decorative elements. Signage may only display the development name or logo; no tenant signage shall be allowed. Halo lighting or lighting projecting back towards the clock tower shall be permitted; however no illumination projecting from the face of the copy shall be permitted. The allowable sign area for each side shall be no more than ten percent (10%) of the sign face. The tower shall be set back twenty feet (20') from the right of way.
F. Building Signage: Signage for buildings within all parcels of the Jordan Creek Crossing shall be calculated as follows:
1. For ground floor or single-story tenants, a ratio of one square foot of copy shall be allowed for every one linear foot of the tenant's longest exterior leasable front.
2. Those tenants located on the second or higher floors shall be allowed to use a ratio of one-half (1/2) square foot of copy for every one linear foot of front.
3. Those tenants with multiple frontages shall be allowed, in addition to the primary leased frontage calculation, to use one other leased exterior frontage for additional sign square footage using a ratio of one-half (1/2) square foot of copy for every one linear foot of secondary frontage.
4. The total square footage allowed may be located on the building at the tenant's discretion and as allowed by the city code or this ordinance; however, no more square footage of copy shall be allowed on any one facade than that facade is long at a one to one (1:1) ratio (i.e., an exterior tenant front which is 20 feet in length may not have more than 20 square feet of copy in which to identify the tenant).
5. Lettering on windows and doors may not exceed four inches (4") in height.
6. Building signage shall respect the residential tenants of the Jordan Creek Crossing by minimizing light pollution into their residential spaces.
7. Wall signage located above a roof element shall be allowed at the discretion of the director of development services provided that the signage is located on a flat wall. For instance, signage located on and as part of an architectural feature such as a tower. Signs placed on the roof are not allowed. Wall signage above a roof element may use halo lighting or lighting projecting back towards the wall face; however, no illumination projecting from the face of the copy shall be permitted.
8. Wall signage shall be located directly above the tenant space for which they identify; first floor tenants shall not place wall signage on second or third floor walls.
9. Unless otherwise noted in this ordinance signage shall conform to the sign codes.
G. Development Logo: Signage that displays the development's logo, initials or name may be integrated into the architecture to further enhance the character of the development and may be considered as part of the site plan review. This signage will not count towards the allowable building signage.
H. Character: All signage constructed within the Jordan Creek Crossing specific plan shall incorporate aesthetic features compatible with the overall character of the development. All signs shall be composed of self-contained individual letters with anodized aluminum returns and trim or solid routed faced metal panels.
I. Pedestrian Projection Signs: Signs shall be allowed as a small, pedestrian oriented sign of less than eight (8) square feet that projects perpendicular from a structure. Signage shall have a maximum of five inch (5") letter size.
J. Suspended Decorative Banners: Signs which attach to light poles or other vertical features that consist of colors, greetings, or the development name shall be allowed at the discretion of the director of development services. Decorative banners must be located on permanent structures such as a light pole and designed to withstand structural requirements of the building code. Said banners shall not exceed twenty one (21) square feet in size. The top of the banner should be located no more than fifteen feet (15') from the ground with the bottom of the banner located no less than eight feet (8') above the ground plane in height. In no case shall said banners display any tenant signage or tenant logos.
K. Temporary Signage: Signs shall adhere to the City Code regarding duration and size. (Ord. 1738, 3-26-2007; amd. Ord. 1965, 11-12-2012)
