The intent is to create a campus environment that engages exterior and interior spaces to create a comfortable sense of community for its employees. The campus includes three (3) 4-story office buildings, a commons building, a cafeteria and training building, and a central plant building, which are all interconnected with a two-story lobby/bridge. The campus will also include a four (4) level, approximately one thousand seven hundred (1,700) stall parking structure and a five (5) level, approximately one thousand nine hundred (1,900) stall parking structure, and a small irrigation pump house (see exhibit B on file in the city). The building facades will be similar in appearance and materiality; however, they will vary enough to be discernible from each other. It is important to provide the ability to experience the outdoor spaces without compromising security of the facility. The architecture for all office development within this specific plan must also comply with the "Architectural Guidelines For Office Development" as found in exhibit B of the development agreement.
A. Image:
1. The architecture will complement the environment and express its purpose.
2. Exterior materials will convey a sense of permanence consistent with timeless quality.
3. The exterior and interior of the facility will be unified.
4. The environment of the facility will provide visual and physical comfort.
B. Concepts: On file in the city are illustrative examples of the architectural concepts for the various buildings within the Wells Fargo West Des Moines Campus. All sides of the buildings viewable to the public street right of way will be treated with the same level of architectural style and detail.
1. Fenestration: The windows and door openings will form repeated patterns and the details will unify the design.
2. Entrances: The main entrance and vendor entrance are easily identified through the use of a two-story curved limestone wall. The employee entrances will utilize canopies for shelter and identification.
3. Theme: Each building will have individual character while maintaining a unifying theme.
4. Materials: The building materials are limestone; architectural precast concrete with varying finishes and colors; architectural metal panels; energy efficient windows, storefronts, and curtain wall; and metal sun screens.
5. Glass: The glass for the windows, storefronts, and curtain wall will be selected to promote the linkage of the exterior and interior, while being energy efficient.
6. Screening: The loading dock and HVAC equipment will be appropriately screened.
7. Scale: Provide human scale architecture in scale with the main building elevation at all exterior pedestrian access and use areas.
C. Appearance: The use of limestone, architectural precast concrete, architectural metal panels, glass, and sun screens will be incorporated where appropriate into the building design of the structure to enhance the physical appearance and compatibility of the campus development.
