The sketch plan document for the Robel PUD planned unit development is on file in the city and included as a part of this document, identified as exhibit A, for purposes of concept description and delineation. It is recognized that minor shifts or modifications to the general plan layout may be necessary and compatible with the need to accomplish workable street patterns, grades, and usable building sites. However, the general layout as depicted by the sketch plan, including the interrelationship of land uses to each other and associated development requirements, shall be used as the implementation guide. Wherever a conflict occurs between the written text contained in this document and any notations depicted on the sketch plan, the written text shall prevail. The sketch plan is a graphic representation of the property included in this planned unit development identifying the approximate location and size of all parcels for reference purposes for the ready identification of the applicable regulations of this ordinance. As a note, the sketch plan is meant to serve as a concept plan and is not meant to convey the approval for the location or size of any buildings, designated parking areas, required number of parking spaces, etc., or any other development specifications.
