With the first development proposal for the rezoned property as acted upon herein and legally described in section 066-01 of this ordinance, proper action shall be taken to establish a master property owners' association with said property into the King's Ridge property owners' association and all building restrictions, covenants, and other associated conditions attached to the King's Ridge PUD shall be made to also apply to said property. The King's Ridge property owners' association shall be responsible for the ongoing upkeep and maintenance of any privately owned common grounds, structures, signs, etc., as outlined in the association documents and any other specific development improvements noted as their responsibility in this ordinance. It is strongly encouraged that a reciprocal agreement be entered between King's Valley association and King's Ridge for the joint use of the swimming pool, clubhouse and park to maximize the recreation amenities that would be available within the entire Davis Estates development.
