The developer, on behalf of itself, its successors and assigns, shall be responsible for:
Grading Lincoln Street from the east boundary to the west property line.
Construction of all proposed Lincoln Street storm sewer improvements from the east boundary to west boundary of the property.
One-half (1/2) the cost of paving Lincoln Street, from South 1st Street to the west property line. Lincoln Street shall be thirty one feet (31') wide, as measured from back of curb to back of curb. Construction of the full width of Lincoln Street beginning at South 1st Street and proceed westerly until the equivalent surface area of pavement as indicated above equals one-half (1/2) the cost of the paving of Lincoln Street.
One-half (1/2) the cost of the granular surfacing of the remaining section of Lincoln Street abutting the development which will not be paved as part of this development.
Construction of the two hundred foot (200') left turn lane, eastbound to northbound, on Lincoln Street.
At the time of construction of Lincoln Street, the petitioner shall construct and be responsible for one-half (1/2) the cost for the southbound deceleration lane on 1st Street.
When the city deems appropriate, the applicant will pay twenty five percent (25%) of the cost to construct the 1st Street northbound, left hand turn lane. (Ord. 1521, 3-31-2003)
