A traffic report has been prepared for this development that outlines the street improvements that will be necessary for roadways in the vicinity of the West Glen Town Center development. Prior to, or in conjunction with the development of any parcel, or portion of a parcel, that includes changes in land use that would change trip generation that was used in the original traffic analysis, the developer shall have the traffic report reviewed by the city's traffic consultant to ensure that the provisions and assumptions of the original traffic report are not negatively impacted or changed by the proposed development. A written statement shall be submitted to the city that shall identify what impacts proposed changes that the parcel will have on the existing street system and what improvements are necessary for the safe and orderly movement of traffic in and around the area. The initial traffic report for this development identified conceptual locations of access drives along Prairie View Drive. It should be noted that the specific plan outlines conceptual locations only. Prior to construction of any parcel that abuts Prairie View Drive, or the pavement of Prairie View Drive, the final locations of access points shall be established in accordance with the standards outlined in the metro design standards.
