A. All Parcels: Architectural design for buildings within West Glen Town Center shall attempt to express a creative presentation of exterior building materials, exterior details and texture, treatment of windows and doors, and use of angles and multiplicity of planes within the wall and roof design to lessen the plainness of appearance which can be characteristic of large retail buildings. The use of building articulation that breaks up the building mass into modules, which reflect proportions similar to other parcels within the development, shall be required. Methods shall be used to create intervals, which reflect and promote compatibility including:
1. Facade modulation - stepping back or extending forward a portion of the facade,
2. Repeating the window patterns at intervals equal to articulated intervals,
3. Providing a covered entry or awning to the articulation interval,
4. Changing the rooflines by alternating dormers, stepped roofs, gables, or other roof elements to reinforce the modulation or articulation interval,
5. Changing materials with the change in building plane,
6. Providing a lighting feature, trellis, tree, or other landscape feature with each interval,
7. Using colors, materials and details that blend with the other buildings within the area and to reinforce the modulation or articulate interval.
8. Building facades that organize at the terminus of a development road or major pedestrian pathway shall provide architectural or landscaping features that anchor or provide focus to the end of the route.
B. Use Of Brick, Stone, Concrete Or Masonry: The use of brick, or acceptable stone, architectural concrete or masonry shall be incorporated into the building architecture on all sides of the structure, unless the director of community development shall determine that the use of alternate building materials enhances the physical appearance and accomplishes a compatible structure with the overall development.
C. Parcels H, I, J And K: Development of parcels H, I, J and K as "neotraditional" town center projects shall also conform to town center design regulations as set forth in subsection 062-03B of this ordinance. (Ord. 1514, 3-31-2003)
