In conjunction with this PUD, a traffic study was prepared, which was based on certain assumptions for the future development of the property. If the public works director determines that a proposed development of any site within the PUD does not comply with the provisions and assumptions of the original traffic report, the developer shall have the traffic report reviewed by a traffic consultant acceptable to the city of West Des Moines to identify the impact and any necessary mitigation measures. A written evaluation shall be submitted to the city of West Des Moines that shall identify what impacts the development of that site will have on the existing street system and what improvements are necessary for the safe and orderly movement of traffic in and around the area. The developer shall be responsible for the full cost associated with the improvements necessary to mitigate additional traffic generated as a result of the development as stated in the approved traffic report or any subsequent addenda to the traffic report.
