On file with the Community Development Department of the City and made a part of this rezoning approval for concept description and delineation is the sketch plan document for the West Grand Business Park Planned Unit Development. It is recognized, minor shifts or modifications to general plan layout may be necessary and compatible with the need to acquire workable street patterns, grades and usable building sites, but the general plan layout, including the relationship of uses to each other and the relationship of land use to the general plan framework, and development requirements shall be used as the implementation guide. Where ever conflict occurs between the written text in this document and the notations on the sketch plan, the written text shall prevail. The sketch plan is a graphic representation of the property included in the PUD delineating the approximate location and configuration of the parcels for the purpose of easier reference for the applicable regulations of this ordinance.
Also on file with the Community Development Department of the City and made a part of this rezoning approval for identification of the anticipated phased development of the West Grand Business Park Planned Unit Development, is the phasing plan. It is not anticipated that the property within the West Grand Business Park will be developed all at one time and the phasing plan is recognized as an effort to identify the possible incremental development of the property. It is recognized minor shifts or modifications to the phasing plan may be necessary and compatible with the need to provide for the incremental development of the property and the provision of development parcels, but the general plan layout, including the relationship of phasing parcels to each other, development requirements shall be used as the implementation guide.
Nothing contained within this ordinance shall prohibit the development of the individual parcels, or portion of a parcel, within the PUD independent of one another, so long as the minimum City Code requirements are met, unless modified herein. (Ord. 1373, 6-28-1999)
