A traffic impact study, dated July 2005, has been prepared for the GreenWay Crossing (formerly known as Braun) PUD. This traffic impact study outlines what the ultimate transportation needs will be for the GreenWay Crossing PUD area and the surrounding impacted area. Any changes to the development of the PUD that exceeds the maximum A.M. peak generation of nine hundred ninety two (992), P.M. peak generation of one thousand seventy seven (1,077) and/or the total sixteen thousand six hundred six (16,606) ADT (average daily traffic) as specified by the July 2005 traffic study and as amended for this PUD will require a traffic update to be finalized and the approval of an amendment to this PUD ordinance by the city. Specific PUD parcels are further limited to maximum trip generation as follows:

As development proposals are approved the number of vehicle trips generated by the proposed development (based upon the number of square feet of a proposed specific use or number of dwelling units, in conjunction with any parameters established in the traffic analysis) will be subtracted from the overall total trips allocated to the development. Approval of this planned unit development does not constitute a guarantee that the proposed plan can be implemented. Development of all parcels and implementation of desired land uses, including specific high traffic generating tenants, will be limited by the available number of trips. Should anticipated traffic exceed the total trips allocated for the commercial parcels of the GreenWay Crossing development prior to full build-out, further development of parcels may be limited or prohibited.
