No pole sign, as defined by the West Des Moines City Sign Code, shall be incorporated into any development within the Somerfield PUD. Monument or landscape sign standards shall be used for the construction of freestanding signage as set forth within the West Des Moines City Sign Code for the SC Support Commercial District for Parcel A. A development sign shall be allowed in the northwest corner of the site which may display the name of the development, and no more than one tenant. Said development sign, including the entire structure and any ornamental elements, shall not exceed a mean height of seven feet six inches (7'6") and a width of twelve feet six inches (12'6"). The minimum setback shall be twenty feet (20'). If illuminated, the illumination shall be by external lighting directed away from and not creating a visual impairment to motoring vehicles, or internal illumination which may be an opaque metal face with routered letters or halo lit channel letters. No internally illuminated panel sign shall be allowed. All remaining residential parcels shall have signage regulated as outlined within the West Des Moines City Sign Code. (Ord. 1855, 1-25-2010)
All signage constructed as wall signs on building fascia within Parcel A shall incorporate aesthetic features compatible with the overall character of the development. All wall signs will be composed of solid individual letters attached to the building fascia, or individual letters of anodized aluminum, galvanized metal, illuminated self- contained with translucent plastic faces set in anodized aluminum returns and trim; panel signs with letters incorporated or painted upon a panel or wall area shall be prohibited; however, solid metal panels with routered letters of a consistent font style and size would be allowed after review and approval by the City. Advertising or promotional temporary signage attached to exterior windows or walls including exposed neon lights visible from the exterior of the building shall be prohibited.
Signage on the transition (office/retail/multi-family) building shall be limited to the north and west sides of the building. If there is an entrance to the building or uses on the north side of the transition building, signage for the north side of the transition building will be calculated at one square foot of signage for each one linear foot of building frontage. If there are no entrances to the building on the north side of the building for commercial or office uses, this will not be calculated towards the total allowed signage for the commercial and office uses. Signage on the west side of the transition building will be calculated at one and one-half (11/2) square feet of signage for each one linear foot of building frontage for the total allowable wall signage and letters shall be allowed to be a maximum height of twenty four inches (24") on the lower level and a maximum height of twelve inches (12") on the upper level.
