In conjunction with the review of the permitted conditional use permit for the Carmike Cinemas Family Entertainment Center, a traffic study was prepared (dated August 24, 1998) which was based upon certain assumptions for the future development of the property. An updated traffic study was completed for proposed development of Parcels A, D, and E in conjunction with the Mercy West Lakes Hospital project immediately to the east (Snyder & Associates, December 2006). Per that updated traffic analysis and based on an ultimate build-out of two hundred forty thousand (240,000) square feet, Parcels A, D, and E collectively have been allocated eight thousand six hundred seventy two (8,672) average daily trips (ADT); five hundred ninety six (596) A.M. peak; and eight hundred ninety three (893) P.M. peak vehicle trips. Should anticipated traffic for these parcels exceed the total trips allocated prior to full build-out, further development of parcels may be limited or prohibited. Alternate uses to those planned for within the traffic analysis may be allowed, following completion of an amendment to the approved traffic study analyzing the proposed alternative, if necessary.
