A traffic study was not required for this PUD because it was determined that the change in land use from single-family detached units to single-family attached units designated for senior persons fifty five (55) years of age or older would not cause a significant increase in traffic. If this property is ever developed with a more intensive use, the City reserves its right to require the developer to cause and pay for a traffic study to be conducted by an engineering firm approved by the City, and the developer shall be responsible for the full cost associated with the improvements outlined or determined by said traffic study as necessary to mitigate additional traffic generated as a result of the proposed development.
