Prior to development within any portion of the PUD, a master plan shall be prepared showing the location of streets and shared drives within or adjoining the parcel in order to ensure workable traffic circulation patterns, grades, and usable building sites. At the time of the master plan review the necessary ingress-egress easements will be identified to insure that applicable access requirements will be addressed at the time of the platting or site plan review.
As a part of the master plan, the pedestrian access into and within the PUD shall be designed to provide access from the adjacent properties to the use(s) developed within the 42nd Street PUD. The intent of this requirement is to encourage pedestrian access into the development from office uses in the area and to de-emphasize the use of motorized vehicles for employees and tenants within the surrounding areas desiring to frequent the uses within the PUD development.
