The developer shall, with the approval of the City Council, adopt building restrictions, easements and covenants pertaining to each parcel developed where the developer and the City deem appropriate. The developer, their successors and assigns, if any, shall provide the City with acceptable documentation providing that all properties within the PUD shall belong to the association which will be responsible and liable for the ownership and maintenance (all costs associated with) of all the pond, landscape, parking lot, walkways, and general maintenance within the PUD. In addition, easements shall exist between lot owners in order to allow for traffic to flow through the site, on-site parking and drainage. (Ord. 1175, 4-8-1996)
