All cost associated with the widening and construction of Corporate Drive to provide a left turn pocket at 42nd Street shall be paid for by the developer as agreed upon and based upon the finding of the traffic report and the city's analysis of the future traffic needs. A bond in the amount to cover said cost shall be posted, or an acceptable alternative approved by the city, prior to the recording of the final plat for any portion of the PUD or issuance of a building permit within the PUD.
