At the time that the property along the drainageway through the property is platted, all trees that are in excess of twenty inches (20") in caliper, as measured twelve inches (12") above the existing grade, shall be noted with the variety of tree and the size, on a separate page of the plat submittal. The trees to be saved and the trees to be removed shall also be noted on this page of the site plan submittal. Wherever practical, every effort should be made during the design and construction of the project to protect and preserve the mature trees on the site. Conservation easements may need to be established in order to protect and preserve the tree cover and vegetation within the conservation easement in a manner which will affect the stability of the areas of extreme slopes, affect the natural state or wooded nature of the area, and not permit any construction, placement or erection of buildings or structures, including satellite dishes and fences, within the conservation easement area, except decks or patios may encroach into the easement area a maximum of twenty feet (20'), if said decks or patios are so constructed and placed maintaining slope stability and preservation of tree cover. A sanitary sewer line will be allowed within the conservation easement; however, special consideration should be given in the routing of the sewer line to minimize the damage to those trees and their root systems within the conservation easement.
